Between 1969 and 1971, an American land developer envisioned Nosara as a premier community, planning private homes with full services, roads, a hotel, tennis courts, and even a golf course. This large coastal area, known as ‘The American Project,’ was subdivided into sections still recognized today in Nosara real estate.

Playa Pelada Sections
D Section
D Section sits between Playa Guiones and Playa Pelada, offering spectacular ocean and hilltop views. It features contemporary homes and is conveniently located within a five-minute drive of both beaches.

C Section (North & South Pelada Beach Entrances)

Sections A & B (The Boca)
A Section, near the Nosara River Mouth, offers stunning sunset views and access to various wildlife tours. It’s a blend of adventure and relaxation with luxurious dining experiences and nature trails within walking distance to the beach.

R Section (Nosara Springs)
R Section, or Nosara Springs, is rich in mature vegetation and wildlife. It includes a biological reserve with nature trails, ideal for those looking to experience Costa Rica’s biodiversity.

Sections L & N (Del Mar Academy & The Gas Station)
L & N Sections have developed around the Del Mar Academy, an accredited Montessori school. This area is a quaint neighborhood of long-term renters and full-time residents, with essential amenities like the only gas station in Nosara and the local hardware store.

Playa Guiones Sections
K Section (South Guiones Entrance)
K Section features some of the most beautiful rental homes in Nosara. It offers a tranquil, jungle-like atmosphere with larger properties compared to other beach sections. Many homes are nestled behind lush landscaping, providing a peaceful, secluded vibe while being a short walk from the beach.

J Section (Central Guiones Entrance)
J Section is the beachside hub of Guiones, blending rental homes with high-end hotels and commercial spaces. This area is vibrant and bustling, and you’re never more than a five-minute walk from the surf.

I Section
Located just inland, I Section is the core of Guiones’ commercial district. It features a mix of boutique shops, casual restaurants, and rental services, making it a perfect starting point for newcomers.

G Section (North Guiones Entrance)
G Section, the other “downtown” area of Guiones, is rapidly growing with new restaurants, hotels, and homes. Its grid-like layout supports more condensed development and is known for its lively nightlife that winds down by 11:00 PM.

H Section (Calle Los Mangos)
H Section, or “Calle Los Mangos,” is a sought-after residential area behind Playa Guiones’ commercial center. It’s known for its lush jungle road lined with mango trees and abundant wildlife, particularly howler monkeys.

Sections E, EE, F (Las Huacas)
The mountainous Las Huacas area behind Playa Guiones offers some of Costa Rica’s most stunning ocean view properties. It’s ideal for large estate homes and rentals, providing privacy, cool breezes, and remarkable architectural designs.

Nosara Civic Association Parklands
When the American Project vision was not fully realized, property owners united to form the Nosara Civic Association (NCA). The NCA aimed to protect the environment and provide essential services to residents. Over the past 40 years, the NCA has successfully integrating beautiful developments while maintaining the picturesque essence of Nosara’s greenery and protecting its wildlife (Represented by green forested area pictured on map)

Ostional Wildlife Refuge
The Nosara Wildlife Refuge, established in 1984, protects a 200-meter deep by 15-kilometer long stretch of coastline, including Playa Ostional, Playa Nosara, Playa Pelada, and Playa Guiones. It was created to safeguard the nesting sites of Olive Ridley Sea Turtles, playing a crucial role in regulating coastal development.
